Stages of Building a House

Stages in building a house: From groundbreaking, foundation, roof, and finishing works to “Turnkey”

Everyone dreams of their own house with a yard, but is scared of the construction process itself. And rightly so, without proper organization, construction can turn into chaos. But when you have a clear plan and a reliable partner, everything happens methodically and predictably.

In the practice of Balchik Build in the areas of Varna, Dobrich, Balchik, and Kavarna, we divide the process into several key stages. Here is what you need to know about the path to your new home.

Preparation and “Zero Cycle” (Excavation Works)

Everything starts with the land/plot. This stage is critical, especially with the specific soils along the Black Sea coast (landslide prone areas or rocky terrains like in Shabla and Tyulenovo). We start with site cleaning, string line setup, layout, and mass excavation works. Here the foundations of your security are laid. The leveling concrete is poured and the foundation is built, which must be perfectly waterproofed so you don’t have moisture in the future.

Rough Construction: The frame and base of the house

This is the most visible part of the work. It includes the construction of the load-bearing structure – columns, slabs, beams, and earthquake-resistant shear walls.

    • Concrete Works: We only use certified concrete because the humid maritime climate does not forgive compromises.

    • Masonry: Construction of external and internal walls. After the construction of the roof (in the next step), this stage concludes with the signing of Act 14 (the structure is accepted).

The Roof: Protecting the Home

In windy areas like Kavarna and Kaliakra, the roof is subjected to serious tests. Whether you choose a classic pitched roof with tiles or a modern flat roof, quality execution is mandatory. We emphasize proper hydro and thermal insulation, as well as quality drainage, to guarantee a long lifespan for the building without leaks.

Installations and Finishing Works

Once the “box” is ready, the building comes to life.

  • Electrical and Plumbing Installation (El and ViK): Laying of cables, pipes, and sewage (in addition to those laid in the foundations, which are installed during the construction of the foundation/base)

  • Plastering and Screeds: Preparing the walls and floors for the final coatings.

  • Facade and Insulation: Here we clad the house so that it is energy efficient in winter and cool in summer. This is the moment when Act 15 is issued (the building is ready for commissioning).

5. Vertical Planning and Exterior

The house is not just a building – it is also the yard around it. This is our strength in complex construction. Instead of looking for separate contractors, we finish the site with:

Construction of massive fences (for security and privacy).

Construction of garages and parking spaces.

Swimming pools, sheds/awnings and barbecue areas for complete relaxation.

“Turnkey” construction means that you move into a completely finished home without having wasted nerves coordinating dozens of contractors. Whether you are planning construction in a villa zone near Balchik, the villa zones in the region, or in the urban environment of Dobrich or Varna, the Balchik Build team is ready to turn the project into reality, with quality and on schedule.
