Property owners along the Black Sea coast often face a very unpleasant problem – moisture penetration after heavy rains or during the winter months. This was exactly the case with our client, an apartment owner in a golf complex near the town of Kavarna.
Moisture had already begun to penetrate the apartment itself, and the reason lay outside: the old terrace flooring. Over time, due to aggressive atmospheric conditions and initially incorrect fixing, the old tiles had started to loosen, compromising the protection of the floor.
The BalchikBuild team took on the task of fixing the problem from the ground up, guaranteeing the peace of mind and comfort of the owners.
How we solved the problem: Step by step
To ensure that leaks remain in the past, we carried out a full cycle of construction and renovation activities on an area of 23.5 sq.m.:
Dismantling and clearing: We started with the most important thing – removing the source of the problem. We chipped away the old tiles, followed by the removal and disposal of all construction waste.
New base: To create the perfect base for the next layers, we laid a new leveling screed on the floor. This ensures the correct slope for drainage.
Multilayer waterproofing: To stop moisture forever, we applied reliable waterproofing. The process included laying waterproofing tape in corners and critical zones, as well as applying high-quality two-component waterproofing in several layers.
After “sealing” the base, we moved on to the aesthetic part. We delivered and laid durable, light-colored porcelain tiles with dimensions of 33×33 cm.
Perfect finish: We completed the process with precise grouting and the installation of skirting boards on the walls, which further protect the corners from water and give a finished look to the space.
As you can see from the photos, the terrace now not only looks flawless with its new, fresh flooring, but most importantly – it is 100% protected from water. Our client can now enjoy the view without worrying about the next rain.
