Attention to detail is what sets a truly finished property apart. When a client of ours from the BlackSeaRama golf complex near Kavarna contacted us, her vision was clear: she needed a small building for garden tools, but one that wouldn’t look like an ordinary shed. The requirement was for the garden house to be a miniature replica of her main home, repeating the same materials, colors, and architectural elements.
The Balchik Build team took on the challenge of constructing this stylish and functional building from scratch, following all technological steps for maximum strength and insulation.
The Construction Process: From Foundation to Roof
To guarantee the longevity of the building, we approached it with the same attention as we would a large construction project:

Foundation and wooden structure: We started with manual excavation, reinforcement laying, and pouring a concrete foundation. On this solid base, we built a stable wooden structure for the walls and roof.

Roof system: We built a roof with visible planed beams and wooden paneling, which we varnished with premium SIKKENS walnut-colored varnish to match the style of the main house. We finished with under-roof membrane, double batten system, “Bramac Classic” tiles, and PVC gutters for perfect drainage.

Insulation and cladding (Aquapanel): For the walls, we used 10 cm mineral wool insulation, enclosed on the inside with OSB-3 boards. For the exterior, we used Aquapanel cement boards, which are highly resistant to external weather conditions.

Facade and stone plinth: On top of the Aquapanel boards, we applied fiberglass-reinforced plaster and mineral plaster. To achieve a complete visual resemblance to the main house, we built a 50 cm plinth clad in natural gneiss stone. We completed the look with a PVC door in a wenge wood finish.
Functionality with Uncompromising Aesthetics
The small garden house is now complete and fits perfectly and naturally into the property’s green areas. It provides the necessary storage space without disrupting the elegant look of the yard at BlackSeaRama Golf.
