House Shell Build in Sokolovo, Balchik

Building a new home is a serious investment and requires a partner you can trust from the first to the last stage. In this project, we will show you how the Balchik Build team turned an empty plot in the village of Sokolovo, Balchik municipality, into a solid house at the stage of completed shell construction.

The project covered absolutely all activities – from the bulk excavation and foundations to the construction of brick masonry, reinforced concrete elements, and the fully completed roof structure.

Construction Stages: Strength in Every Detail

To guarantee the quality and safety of the building, we strictly followed all engineering instructions:

1. Foundations and Slab (To level ±0.00) We started with setting up batter boards and bulk excavation for the strip foundations. We built formwork and laid blinding concrete. After precise installation of the reinforcement (over 2100 kg), we poured the foundations and the slab with high-quality class B25 concrete. In parallel, we also built the underground plumbing system.

2. Masonry and Reinforced Concrete Structure (To level +2.80) For the external and internal walls, we chose high-quality ceramic bricks, which provide excellent thermal and acoustic insulation. The structure was reinforced by building 19 reinforced concrete columns, as well as beams and ring beams, reinforced and poured with B25 concrete. We also installed a ceramic chimney flue.

3. Wooden Joists and Roof (185 sq. m.) According to the architectural plan, the floor-to-floor structure was built with solid wooden joists. The roof was constructed with extreme attention to detail:

Strong wooden structure with board sheathing.
Thermal insulation with 15 cm mineral wool between the rafters.
Installation of roof underlayment membrane and double batten system.
Covering of high-quality ceramic roof tiles with starter ridge caps and three-way ridge joints.
Finishing elements: Fascia boards clad with sheet metal, installation of seamless metal gutters and downspouts for perfect drainage.

The Result: Ready Base for the Next Stages

The house in the village of Sokolovo has now completed its shell construction. With solid foundations, straight walls, and a reliable roof, the building is fully ready for the next stages – installation of windows and doors (as seen from the preparation of the facade), installations, and finishing works.
